1.Business-purpose lending

All loans are made for business, commercial, or investment purposes, secured by non-owner-occupied real property, and are not for personal, family, or household use. Business-purpose loans are exempt from most consumer mortgage regulation, including the Truth in Lending Act and the Real Estate Settlement Procedures Act, and in several states they are exempt from mortgage lender licensing altogether.

Every borrower certifies the purpose of the loan at application and again at closing. We do not make consumer-purpose loans, and we will decline a file that turns out to be one.

2.Advertising disclosures

  • Nothing on this site is a commitment to lend or an offer to extend credit.
  • Rates, points, fees, terms, leverage, and timing are illustrative, subject to change without notice, and subject to underwriting approval, satisfactory appraisal, clear title, acceptable insurance, and executed documentation.
  • Not all applicants will qualify. Terms vary by borrower experience, credit profile, property, market, and loan structure.
  • Loan amounts, leverage limits, and turnaround times shown are typical, not guaranteed.
  • Any indicative pricing generated during an application is an estimate based on unverified information. Only an executed term sheet states our terms.

3.Equal opportunity

Equal Housing Opportunity Lender. Siteworks Capital, LLC does business in accordance with the Federal Fair Housing Law and the Equal Credit Opportunity Act.

We do not discriminate against any applicant on the basis of race, color, religion, national origin, sex, marital status, familial status, disability, age (provided the applicant has the capacity to contract), because all or part of the applicant’s income derives from a public assistance program, or because the applicant has in good faith exercised a right under the Consumer Credit Protection Act.

The federal agency that administers compliance with this law for this creditor is the Federal Trade Commission, Equal Credit Opportunity, 600 Pennsylvania Avenue NW, Washington, DC 20580.
